L002 NOTICE OF SALE UNDER POWER FORECLOSURE NOTICE WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a mortgage from PRESLEY A. COPELAND, A MARRIED MAN, SOLE OWNER to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS MORTGAGEE, AS NOMINEE FOR GUILD MORTGAGE COMPANY, on the 10th day of May, 2019, said mortgage recorded in the Office of the Judge of Probate of Lee County, Alabama, on May 15, 2019, in Deed/Mortgage Book 4467, Page 194, Lee County, Alabama Records, said Mortgage having subsequently been transferred and assigned to PennyMac Loan Services, LLC, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned PennyMac Loan Services, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Courthouse in Opelika, Lee County, Alabama, on April 27, 2023, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Lee County, Alabama, to-wit: LOT 58, BLOCK "A", HIDDEN CREEK, A SUBDIVISION LYING IN SECTION 33 AND 34, TOWNSHIP 18 NORTH, RANGE 29 EAST, LEE COUNTY, ALABAMA, AS SHOWN UPON A MAP OR PLAT OF SAID SUBDIVISION RECORDED IN PLAT BOOK 14, PAGE 163, IN THE OFFICE OF THE JUDGE OF PROBATE OF LEE COUNTY, ALABAMA, WHICH PLAT IS INCORPORATED HEREIN AND MADE A PART HEREOF BY THIS SPECIFIC REFERENCE.
