L001 NOTICE OF SALE UNDER POWER FORECLOSURE NOTICE WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a mortgage from RICKEY E. FAULKNER AND DEBBIE L. FAULKNER, HUSBAND AND WIFE to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS MORTGAGEE, AS NOMINEE FOR COUNTRYPLACE MORTGAGE, LTD, on the 12th day of December, 2007, said mortgage recorded in the Office of the Judge of Probate of Lee County, Alabama, on December 13, 2007, in Deed/Mortgage Book 3524, Page 402, Lee County, Alabama Records, said Mortgage having subsequently been transferred and assigned to Selene Finance LP, by instrument recorded in the aforesaid Probate Office; notice is hereby given that the undersigned Selene Finance LP, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Courthouse in Opelika, Lee County, Alabama, on April 27, 2023, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Lee County, Alabama, to-wit: PARCEL 29, ROYALE ACRES SUBDIVISION, ACCORDING TO AND AS SHOWN BY THAT CERTAIN MAP OR PLAT THEREOF OF RECORD IN TOWN PLAT BOOK 8 AT PAGE 151 IN THE OFFICE OF THE JUDGE OF PROBATE OF LEE COUNTY, ALABAMA. Said legal description being controlling, however the property is more commonly known as 172 LEE ROAD 632, OPELIKA, AL 36804.
